PRIVATE RESIDENTIAL
This Mediterranean villa is designed with a relaxed and linear layout, where all primary living spaces are oriented to capture uninterrupted views of the sea. The architectural plan reflects a classical, informal arrangement with a strong connection to the landscape and climate.
Accessed from the north, the villa is introduced through an open-air courtyard—a characteristic element of traditional Cypriot country homes—offering a quiet threshold between the exterior and interior spaces. Every room benefits from sea views, enhancing the sense of openness and continuity with the surrounding environment.
A series of south-facing loggias, stone colonnades, and shaded verandas create a seamless indoor-outdoor living experience, providing natural cooling and shelter to the main living and dining areas.
The design thoughtfully integrates a lagoon-style swimming pool along the southern edge, positioned to temper the prevailing summer breezes, adding both humidity and freshness to the microclimate, thereby reducing the need for mechanical cooling.
Crafted with natural, time-tested materials and built using traditional techniques, the villa is designed for longevity, comfort, and enduring beauty. It is a home intended for family life, gatherings, and the enjoyment of Mediterranean living across generations.
The interior of this villa is designed with simplicity and clarity in mind. Clean white walls, subtle wood panelling, and natural light help create a calm and open atmosphere throughout the home. Large windows and sliding doors enhance the connection between indoor spaces and the surrounding landscape.
Finishes include light wood flooring in the main living areas and polished stone in hallways and entry zones, providing a quiet contrast in texture and tone. The layout encourages easy movement between rooms, with clear sightlines and a sense of openness.
The surrounding landscape has been shaped to follow the contours of the site, creating a gradual sloping garden with meandering pathways and a driveway that feel both natural and intentional.
The mature Mediterranean garden that enriches the setting with a diverse collection of aromatic plants and flowering species, echoing the region’s botanical heritage and contributing to a rich sensory experience.
