PRIVATE RESIDENTIAL

This family villa is located on the southern outskirts of Limassol, in a quiet, natural setting. The house is accessed from the South, where a high stone wall along the public road marks the entrance. Once inside, a gentle stone staircase leads through a planted garden and up to the main front door. This entrance approach is gradual and informal, allowing visitors to experience the landscape before reaching the house.

The layout of the house is L-shaped, a design that responds to the shape of the plot and helps make the most of the site’s orientation. This layout allows most of the main living spaces and bedrooms to face south, bringing in natural light and offering views toward the garden and pool. The L-shape also creates a sheltered outdoor area that works like a courtyard, providing privacy and a calm atmosphere for everyday use.

Architecturally, the home takes cues from traditional Mediterranean forms, with pitched tiled roofs, deep overhangs, and a palette of natural materials. The exterior walls are finished in a muted terracotta tone, allowing the building to blend into the landscape while adding warmth to the overall composition.

The overall massing is broken into smaller volumes to reduce the visual scale of the house and to create a more human-centred experience. Arched openings and covered verandas help transition between indoor and outdoor spaces, and the use of stonework at the base connects the house visually to the garden terraces.

Inside the grounds, the landscape unfolds across multiple levels, shaped by stone retaining walls and soft planting. The swimming pool sits as a focal point within the garden, framed by the wings of the house and surrounded by paved walkways and shaded seating areas. This careful relationship between architecture and landscape supports a relaxed, outdoor-oriented lifestyle, while maintaining privacy and a sense of calm.

This villa represents a balanced and thoughtful approach to residential design—one that respects its setting, supports everyday family living, and quietly embraces the Mediterranean way of life.
